A. Complete the Cleaning Checklist (on this page)
B. Report new damage.
C. Fix or Replace anything damaged. Time to do this step will be charged if you do not complete it yourself.
D. Schedule Move-Out Inspection
E. Skim/Review Move-Out-Inspection worksheet so you are not surprised on the day of. Failing the checklist can incur a $25 late/unprepared fee, especially if you are obviously unprepared.
1. Do not unplug fridge or you might be liable for water damage.
2. Return Key (if Diamond)
3. It’s cheaper to fix/repair stuff yourself, but we’re always here to help without shame.
A. Cleaning Checklist
- Fabrics
- Launder sheet set including pillow cases
- Check mattress cover and/or mattress for staining
- Launder or spot clean blinds and/or curtains
- Surfaces
- Spot clean walls with water
- Wipe baseboards
- Clean window glass with cleaner
- Clean/wash tops of furniture (clean upper surfaces before lower)
- Misc
- Empty garbage
- Defrost freezer (can use empty garbage for ice chunks but clean garbage bin
- Deodorize room (ask if you need help)
- Reaffix curtains
- Make bed (should look show-room ready when you are done)
- Wash garbage bin (unless it looks like new)
- Vacuum/sweep and Mop
- Vacuum + wash window/sliding door sills and track
- Sweep floors again (second to last thing)
- Mop floors (very last thing)
- Don’t forget!
- Return your keys/fobs!
- Complete your Move-Out Inspection with a Caretaker (on time)
Please have your cleaning completed for your Move-Out Inspection appointment. Late or missed appointment fees are $25 per instance. Each re-schedule incurs a fee so please clean early.
B. Report New Damage (incl. Damage Charges)

Please inform your landlord early if damage occurs so it can be remedied before move-out. Should one of your furnishings be considered damaged beyond reasonable wear and tear and if you have not cleaned/painted marks, repaired damage, or replaced the item at the time of move-out inspection, you agree to pay the amounts below from your damage deposit for someone else’s time to do the same including the cost of the item if applicable. The following are standard fees for not addressing damage before (or possibly during) your move-out inspection:
Furniture
- $120 ea Storklinta Nightstand including time to prime and paint
- $200 ea Micke Desk including time to prime and paint
- $400 ea Malm, 6-Drawer Dresser including shipping and time to assemble and paint
- $300 32” TV replacement including install; not including wall or wall mount damage
- $50 ea Nicetown thermal insulated, blackout curtain one panel including time to install
- $400 ea Closet Mirror Roller Doors (Okanagan Glass)
- $60 Damage to door insulation strip if present
- $350 ea Zinus Queen Foam Green Tea 12″ if mattress protector removed or broken (and damage has occurred such as burning, smells, or stains that cannot be completely removed)
- $200 ea Queen Zinus 14” Platform Bedframe
Furnishings
- $150 ea Chromecast (including time to install and configure)
- $50 ea Chromecast lost or damaged remote (including time to pair and label)
- $80 ea Queen Bamboo-microfiber blend Sheetset including pillow cases
- $50 ea Queen-size Mattress encasement (if broken, stained, or unwashed)
- $50 ea Queen-size pillow itself (if pillow encasement broken, stained, or unwashed)
- $25 ea Queen-size pillow encasement not including case/bedsheet set
Remediation Fees (Cleaning, Painting, Moving, Storage)
- $50 per hour packing and storing your personal items that you leave on site after your lease is terminated
- $100 per month or portion of the month for storage of your things on site until you claim them
- $50 Marks needing spot touch up painting for each colour needed (If needed, repainting the entire bedroom to be billed as per contractor cost)
- $50 Painting per half hour (including filling, sanding, and priming)
- $70 Per gallon of paint delivered
- $50 Laundry cost if you do not launder your sheets
- $50 Per cleaner hour (if a professional contractor is used, they usually bill a 4 hour minimum)
